Many insurance companies inspect the exterior of homes prior to insuring them in order to assess the condition of the property, particularly the roof.  If a roof is showing signs of deterioration, a higher deductible or actual cash value coverage option may be required in order to insure the home.

Great topic about asking us if roof maintenance is at the top of our priority list and i can tell you as an experienced roofer it is not, which is usually why so many people come to us for problems to begin with. Good point about the roof condition being apart of the insurance coverage. Repair and damage are treated differently when it comes to tax deductions too.
